Photos:We start our marketing plan by taking gorgeous professional high quality photos. Great photos can make or break how quickly your home gets sold. Buyers today, spend far more time looking at photos and quickly pass over anything that doesn’t come across well in photographs.
Virtual Tours: The next step is taking the photos a bit further, and doing a virtual tour of your home. This is an extension of photos gives people the full 360 degree view of the different rooms and enhances their perception of your home.
Video Tours: The final step in the creating visual content is to do a video tour of your home. Video is the great equalizer, while photos and even sometimes virtual tours can be deceiving, there are no lens tricks that can take place with video. At Back Bay Realty Group we use an HD camera to give prospective homebuyers a guided tour of your home so they can really see what the sets your home apart from others.
Website: Once we’re done creating all this wonderfully rich content we take it all and put into a website with a unique address for your property. This makes it easy to find and is a highly effective tool for marketing your home to today’s internet savvy buyers.
Condo Docs: We like to collect paperwork up front. This saves time and prevents headaches later on. Every buyer asks to see the condo documents after making an offer and it’s one of things that causes the most headaches but can easily be prevented. We get a copy of them right away and pdf them when possible, so they can be easily emailed anywhere instantly.
Records: We sit down with you and go over all the information in the public record to see how it varies from what you might have so that should any question arise we can quickly answer for any differences. The old saying measure twice cut once really pays here when buyers often question the square footage of place.
Lead Paint: Lead paint is as common in Boston as seeing a Red Sox t-shirt while walking down the street. Few homes are deleaded but for the ones that are, it’s great to get the certificate out and let people know. This is the kind of factual information that buyers care about and can make the difference in a sale.
